Property partner terms

Listing
You may list a property only if you own it or hold written authority to let it. Listings never publish automatically. We visit the property, meet you in person and sign a written commission agreement before anything appears on the site.
The agreement is signed in person
There is no online sign-up that puts a property live. Submitting the form on our site starts a conversation, nothing more. A member of our team arranges a site visit, inspects the property, confirms your identity and authority to let it, and signs the commission agreement with you face to face. Only then can the listing be published.
This is deliberate. It is why every property carries the Bounty Verified mark, and why a fabricated listing cannot reach our guests — someone from Bounty Escapes has physically stood in every house we publish.
Accuracy
- Photographs must be of the actual property and reasonably current.
- Amenities, occupancy, staffing and rates must be accurate.
- You must tell us promptly if anything material changes.
Commission
You pay Bounty Escapes a commission on stays we introduce. The default rate is 15% of the accommodation total; the rate for your property is the one written into the agreement you sign with us in person, and it is shown in your partner dashboard. There is no listing fee and no charge for enquiries that do not convert.
How commission is settled
- The guest pays you directly for the stay.
- After checkout we raise a commission invoice for the agreed percentage.
- Payment is due within 14 days.
- You pay by M-Pesa to 0743 473 037 (Bounty Desk Africa), quoting the invoice reference, and send us the confirmation code. Bank transfer is available if you prefer it.
- We reconcile the payment and close the invoice.
Booking conduct
Guests introduced by Bounty Escapes must be booked through Bounty Escapes. Taking a bookings off-platform to avoid commission, for the same guest and stay, is a breach of these terms and may result in suspension.
Suspension
We may suspend or remove a listing for overdue commission, inaccurate information, unsafe conditions, repeated cancellations or conduct that harms guests. We will tell you why, and you can put it right.
Your obligations
- Hold any licences required by Kenyan law, including Tourism Regulatory Authority licensing where applicable.
- Meet your own tax obligations on income received.
- Honour confirmed bookings and your published cancellation terms.
- Maintain appropriate insurance.
Ending the relationship
Either party may end the arrangement with 30 days’ written notice. Confirmed bookings and commission already earned survive termination.
